Five ways to make a home listing stand out
(All the images in this post we taken of the same listing.)
A residential real estate photographer must understand the “real” goal of their clients, whether they know it or not, is gaining market share and getting more listings.
Even the most basic photos seem to be enough to clear the bar and get a house sold. Indeed, a majority of houses on the market will sell with poor quality photos.
The best realtors who consistently list the multi-million dollar homes will follow the exact same marketing practices when selling a $150,000 home, because they know future clients don’t want to be treated like any run-of-the-mill listing. The best realtors know all to well a listing produced with snaps from their camera phone would tarnish their hard earned reputation and leave their clients feeling unimportant.
The quality of images found on a listings clearly communicates how hard a realtor will work to promote a future listing.
Here are five different services we offer to help make even the simplest listing shine bright!
1. Virtual Staging
$50 per image. 3 image set $125.
For decades staging a home was a go-to marketing technique for most successful realtors. Bringing in a home full of furniture, artwork and plants would help buyers picture themselves living in the home. This technique would help to decrease a home’s time on the market and could even at times increase the sale price.
Traditional home staging is costly, adds days of time, can easily run into the thousands, and requires an aptitude for interior design.
We can stage a single image for $50, or a set of three for $125 with finished artwork delivered in 1-2 business days.
2. Day to Dusk
$50 per image. 3 image set $125.
Houstonians are accustomed to overcast grey skies. A realtor can pay a bit extra to have their photographer create images of a home’s exterior at twilight for more dramatic lighting, but Houston skies can often times be uncooperative.
We can convert a single image for $50, or a set of three for $125 with finished artwork delivered in 1-2 business days.
3. Off Camera Flash
Standard on all real estate bookings.
A real estate photographer who is capable of shooting with a flash disconnected from the camera can increase the quality of an image with depth.
4. Color Cast Removal
Photograph a room with beige walls and a beige carpet, lit by a large window or camera flash, and anything white in the room (ceiling) is going to turn beige as well. Color casts are removed standard in post production.
5. Double Impact! Aerial Photography combined with Day to Dusk
Aerial Drone Photography $50
Add something a bit extra and take your listing up a notch with a eye opening aerial hero shot of the front facade of the home, normally taken at roughly 20 – 30 feet in elevation.
This particular image was shot with a drone, and was additionally converted into a Day to Dusk image for extra impact, perfect for the listing cover image.
